Since 1970, Friedkin Realty Group has combined expertise with creativity to provide comprehensive real estate investment opportunities and professional management. As we approach our 40th anniversary in multifamily and commercial real estate, Friedkin Realty Group, (“FRG”), has amassed significant experience in many facets of the industry. Past projects include joint ventures, venture capital investments, and limited partnership investment and development activities. We continue to provide a full range of property management, financial, and information services for our partnerships.
FRG’s success is largely attributable to a team of professional managers that utilize their extensive backgrounds in property acquisition, management, financing and investment structures to meet specific goals. Our foremost guideline when considering an asset for acquisition is safety; safety combined with reasonable potential to achieve a rate of return on invested capital that will outperform the market at large.
A meticulous approach towards researching acquisitions and forecasting results has enabled FRG to realize substantial capital appreciation on investments over the years. Historically, the majority of FRG’s investments have been garden apartment complexes, ranging in size from 25 to more than 800 units. The current portfolio of assets features properties located in California, Illinois and Ohio. In years past, FRG has also owned and managed properties in many other states, including Arizona, Colorado, Nevada, Tennessee and Texas. We go where we see the opportunities. We divest when we have optimized our targeted investment goals. Our investments have aggregated in the billions of dollars over the years.
Our team can move quickly and innovatively when financing, structuring, or negotiating the acquisition and disposition terms of an investment. In addition to providing solid returns with reasonably stable yearly cash flows, our acquisitions are designed to accommodate tax-deferred exchanges. One such transaction involved the simultaneous exchange of 35 multifamily properties – the nation’s largest ever exchange at that time. This transaction firmly established FRG’s place as a real estate industry leader. We continue to orchestrate 1031 exchange transactions while facilitating quick closures, generally within thirty to sixty days. Strong, long-term relationships with lending institutions provide us with resources needed to take advantage of acquisition opportunities: standing lines of credit, favorable lending terms, and plenty of alternatives when refinancing or acquiring new debt.
While our portfolio benefits greatly from informed investment decisions during the acquisitions process, FRG’s quality property management also adds value to our properties. FRG property managers are seasoned professionals that create value, using their insight into local market conditions. They understand conditions in which major expenditures are necessary, when to alter policies and promotions offered to our customers, and when just waiting is the best way to optimize operating results. Our sophisticated data processing and property management systems assist our managers by providing them with timely market data. Other users also benefit from our investment in data systems, particularly the investors and lenders that receive seamless and convenient reporting of tax and financial information.
